A vacation rental on Martha’s Vineyard has been listed for $1 million per four-week stay—and it is billed as the most expensive on the island to date.

Situated on the Menemsha Pond off the island’s north shore, the stellar home is one of Martha’s Vineyard’s most exclusive properties thanks to its thoughtful design and sprawling landscapes. Handlin, Garrahan, Zachos and Associates spearheaded the property’s initial design, and it was brought to life by island builder Tom Tate.

“The property features extensive glass elements and the unique shape of the house was driven by the desire to maximize the enchanting views of Quitsa Pond in one direction and lily ponds in the other,” realtor Thomas Wallace of Wallace & Co. Sotheby’s International Realty explained in a email.

Throughout the compound, neutral colors take center stage. The whole property, which is set across 4.9 acres, has a bright and airy feel. Whites, creams and light earth tones make up the majority of the property’s color palette, but blue hues can be seen throughout, so as to give a nod to the waterfront location.

The owner ideated the interior design, with contributions from architect and interior designer Ashe Leandro.

“All of the stone work across the property was meticulously chosen, procured, and laser-cut in Italy, expertly installed by a skilled Italian crew,” said Wallace. “The main house features Travertine sourced from the quarries owned by the Dei family in Italy, while the pool area boasts Statuary stone.”

The main house has eight bedrooms and eight bathrooms, including a primary first-floor suite with two ensuite bathrooms. Designed with entertaining in mind, the house boasts a home theater—complete with massage chairs—and a spacious waterfront deck that can accommodate up to 20 people.

An oasis of relaxation, the pool house features an indoor heated 10′ by 30′ pool and a spa with a sauna, steam room and wet bar. A neutral color palette exudes tranquility while the rich marble finishes further enhances the space’s luxurious qualities. Floor-to-ceiling windows let in plenty of natural light, elevating the calming ambiance of the space.

There are two guest bedrooms situated on the first floor, while a full guest suite dominates the second floor. An additional third space, named the writer’s cottage, is a quaint one-bedroom home overlooking the pond.

From lush nature to calming waters to clear sunsets, each room of the property features unrivaled views of the beautiful landscape.

Guests will also have access to a a 115′ deep-water dock and boat house. Water sports activities include paddleboarding and kayaking, and three purpose-designed boats are available to use during the stay—notably, a 55-foot Novamarine BS160. This custom-made vessel, crafted in Italy, is equipped with five outboard Mercury Racing engines and boasts significant customizations, making it one of only two of its kind in the world. Offsite, the island regularly hosts art fairs, community events and farmer’s markets.
